St. Paul and then Minneapolis Minnesota implemented 3% annual rent control this year. This is on the heels of the January 5th new building codes requiring heat pumps or electric (essentially making natural gas to expensive due to other building modifications)... Building permits in Minnesota have dropped from 23,000 last year to 6,000 this year. And, betting no investors will be building in St. Paul and Minneapolis. The government has implemented the single fastest way to destroy affordable housing stocks, and jobs. Major contractors have laid off 75-80% of their work force and industry data for appliances indicate a greater than 50% reduction YoY in sales in July.

Rather proud of myself, I almost made it through a post without saying heat pump water heaters don't work below 40 degrees...and I remind you, this is Minnesota.
